The Sales Representative is an integral member of the Sales Department, responsible for driving the sales of the company’s properties while achieving customer acquisition and revenue growth targets. This role involves actively selling properties, collaborating closely with real estate agents and introducers to effectively promote the project. The Sales Representative leverages their in-depth knowledge of the property market and industry experience to understand and match clients’ needs, ensuring a seamless and satisfying buying experience.
Offices:
The company’s main offices are based in Ayia Napa.
Role and Responsibilities
- Promote property sales through targeted advertisements, open houses, and participation in multiple listing services.
- Provide buyers with detailed information on properties that match their preferences regarding price, size, location, and intended use.
- Present a curated selection of available properties and arrange property viewings for potential buyers.
- Interview clients to accurately determine their property requirements and preferences.
- Keep buyers regularly informed on construction progress and promptly address any issues related to their properties.
- Prepare and manage essential documents including sub-lease agreements, letters, closing statements, deeds, powers of attorney, and floor plans.
- Coordinate with escrow companies, lenders, home inspectors, and relevant government agencies to ensure all purchase agreement conditions are met prior to closing and sub-lease signing.
- Oversee property closings, including document signing and fund disbursement processes.
- Represent the company in negotiations with prospective buyers to secure favorable agreements.
- Schedule and coordinate property showings with prospective buyers.
- Arrange for and manage title searches and related documentation.
- Address client inquiries regarding construction, financing, maintenance, and repairs.
- Build and maintain a network of attorneys, introducers, and mortgage lenders to support client referrals.
- Develop and execute strategic sales plans to achieve short and long-term business objectives.
- Operate within approved budgets and company strategies to maximize profitability.
- Identify, recommend, and implement innovative selling and marketing tactics to increase market share.
- Contribute to the creation and distribution of marketing materials supporting sales efforts.
- Develop and implement field sales action plans to drive program success.
- Fulfill all operational requirements related to sales administration and reporting.
- Monitor and adjust sales volume, product mix, and pricing by analyzing market trends, demand, and competitor activity.
- Continuously enhance professional knowledge by attending workshops, engaging with industry publications, and participating in relevant networks and societies.
- Support and coordinate real estate sales agents to ensure high performance and alignment with company goals.
- Manage administrative tasks and stay updated on the latest real estate industry developments.
- Participate in training programs to improve product knowledge, sales techniques, and compliance with documentation requirements.
- Cultivate and maintain strong, long-lasting relationships with customers, agents, and introducers.
- Represent the company at industry conferences, trade fairs, and networking events, effectively communicating the company’s value proposition.
- Uphold high professional and ethical standards in line with company and industry regulations.
- Maintain a thorough understanding of both local and international real estate markets.
- Demonstrate a solid grasp of the broader business environment to inform sales strategies and client interactions.
Qualifications and Education Requirements
Qualifications and Education:
- Bachelor’s or master’s degree in real estate, Finance, Business Administration, or a related field.
- Proven working experience in real estate sales and/or sales administration; prior customer service experience is an advantage.
- Solid knowledge of the real estate market and industry practices.
Skills & Competencies:
- Multilingual proficiency with excellent command of both spoken and written English; Russian language skills are a plus.
- Strong listening, negotiation, and presentation abilities.
- Excellent verbal and written communication skills, ensuring clear and effective interaction with clients and team members.
- Proficient computer skills with advanced knowledge of MS Office Suite (Word, Excel, PowerPoint, Outlook).
- Strong analytical thinking and numerical aptitude for data interpretation and reporting.
- Self-motivated and highly organized, capable of working independently with minimal supervision.
- Effective team player with the ability to collaborate across departments.
- Demonstrates initiative, confidence, and the ability to proactively solve problems.
- High level of integrity, creativity, and confidentiality in handling sensitive information.
Reporting:
This position reports directly to the Head of Sales.
