Arthaus 

Paphos, Cyprus | Full time 

Arthaus is seeking an organised Accountant with real estate experience to join our team in Paphos. The successful candidate will manage daily accounting activities, maintain accurate project records and support financial reporting for our property development business. 

Key Responsibilities 

• Maintain accounting records and process invoices, receipts and payments. 
• Manage accounts payable and receivable and reconcile bank, supplier and customer balances. 
• Record development costs against the correct projects and monitor expenditure against budgets. 
• Track contractor payments, buyer deposits, instalments and outstanding balances. 
• Prepare month-end reports, accounting schedules and cash-flow updates. 
• Prepare VAT workings and supporting documentation in coordination with external advisers. 
• Assist with audit preparation and liaise with external accountants and auditors. 
• Maintain organised financial files and follow internal payment approval procedures. 

Qualifications and Skills 

• Previous accounting experience in real estate, property development or construction is essential. 
• A degree or diploma in Accounting or Finance, or an equivalent accounting qualification. 
• Practical knowledge of bookkeeping, reconciliations, month-end reporting and project cost allocation. 
• Working knowledge of Cyprus VAT requirements. 
• Strong Excel skills and experience using accounting software. 
• Good written and spoken English; Greek will be considered an advantage. 
• Accuracy, discretion and the ability to manage deadlines independently. 
• ACCA or ACA qualification, or progress towards qualification, will be considered an advantage.
