ARCHITECT – RESIDENTIAL DESIGN & PROJECT COORDINATION

DOMUS MAGNA, a real estate development company based in Nicosia, is seeking a motivated and skilled Architect to join our team.

The successful candidate will be responsible for residential architectural design, client communication, and project coordination, actively participating in all stages of development, from initial design through construction and final delivery.

We are looking for a professional who combines architectural design skills with strong communication and organizational abilities, capable of managing client requirements and coordinating projects throughout the construction process.

KEY RESPONSIBILITIES

1. Architectural Design & Permits

• Design residential properties, including houses and apartment buildings.
• Develop architectural layouts based on clients' requirements, preferences, and project specifications.
• Prepare architectural drawings and documentation for planning and building permit applications, in collaboration with the responsible licensed architect.
• Prepare construction drawings, architectural details, and design modifications.
• Ensure architectural designs comply with applicable building regulations and project requirements.

2. Client Communication & Coordination

• Act as the main point of contact for clients regarding architectural design and construction-related matters.
• Meet with clients to understand their needs, preferences, and requested modifications.
• Present and explain architectural drawings, construction details, materials, and technical specifications.
• Coordinate client-requested changes throughout the design and construction stages.
• Maintain regular communication with clients regarding project progress, design decisions, and outstanding matters.
• Ensure that client requirements are accurately communicated to the construction team.

3. Construction & Project Coordination

• Conduct regular site visits to monitor construction progress and the implementation of architectural designs.
• Attend on-site meetings with clients to discuss design details, modifications, and construction-related matters.
• Translate client requests and on-site decisions into updated architectural drawings and clear instructions.
• Coordinate with engineers, contractors, suppliers, and other professionals to ensure the correct implementation of architectural designs.
• Follow up on project schedules, pending decisions, and construction-related issues.
• Assist in resolving architectural and construction coordination matters.
• Support the successful completion and handover of residential projects.

4. Additional Responsibilities (Advantage)

• Preparation of quantity take-offs and basic construction cost estimates.
• Previous experience in Quantity Surveying will be considered an additional advantage.

REQUIRED QUALIFICATIONS

• Bachelor's Degree in Architecture.
• Previous professional experience in residential architectural design and project coordination is highly desirable.
• Excellent knowledge of AutoCAD or equivalent architectural design software.
• Experience in preparing architectural drawings and documentation for planning and building permit applications.
• Good understanding of construction methods, architectural details, building materials, and technical specifications.
• Strong communication and interpersonal skills, with the ability to manage client relationships independently.
• Excellent organizational, coordination, and problem-solving skills.
• Ability to manage multiple projects and work effectively with engineers, contractors, and clients.
• Good command of Greek and English.
• Valid driving licence.

ADDITIONAL ADVANTAGES

• Registration with ETEK (not mandatory).
• Previous experience in residential construction site coordination.
• Knowledge of Quantity Surveying and construction cost estimation.
• Knowledge of additional architectural design software, such as Revit or SketchUp.
