CareerFinders, on behalf of our client, a dedicated project management service provider specialized in the real estate, facilities management, and construction sectors, we are seeking to recruit a Mechanical Systems Testing & Commissioning Engineer to provide services to one of their clients with operations in both Larnaca and Paphos, on an initial 1-year fixed-term contract. As a Mechanical Systems Testing & Commissioning Engineer, you will review and test-attendance capacity for certification readiness at both major facilities, under the technical direction of the Technical Project Manager. Our client is seeking applicants who are educated to degree level in mechanical or building-services engineering, who hold approximately 8+ years of mechanical building services, of which at least three in testing, commissioning, or completion of large public, commercial or transport buildings. An attractive remuneration and benefits package is on offer, which will include onsite travel provisioning. This is an initial one year fixed-term contract, with the possibility of a longer-term arrangement in the future.
 

Key Duties/Responsibilities: 

• Review readiness of HVAC, plumbing, drainage, pumping, fire suppression, mechanical plant, and building controls for each certification zone/system.
• Verify equipment schedules, approved submittals, coordinated drawings, installation records, and installed conditions against the approved design.
• Check access, isolation, drainage, ventilation, lifting provisions, and maintenance clearances for critical equipment.
• Review BMS/SCADA and electrical-mechanical interfaces with the HOR Electrical Engineer.
• Review test plans, ITPs, method statements, prerequisites, acceptance criteria, and test/inspection records, including failures and retests.
• Review HVAC TAB, plant performance, controls, setpoints, alarms, trends, and interlocks, plus pressure, flushing, disinfection, drainage, pumping, and fire-system tests.
• Confirm commissioning covers normal/emergency operation, power loss, equipment failure, standby systems, and recovery where applicable.
• Attend selected high-risk tests and integrated demonstrations, recording observations and outstanding matters.
• Verify test-instrument calibration and traceability of results to equipment, locations, drawings, ITPs, and acceptance criteria.
• Review asset identification, warranties, spares, training, and preventive-maintenance requirements for handover.
• Escalate incomplete, failed, or unverified works incorrectly classified as snagging.
• Maintain consolidated mechanical/system open-item registers for each readiness gate.
• Provide targeted cross-discipline readiness reviews and verify certification-critical interfaces across design, construction, testing, commissioning, operations, and handover.

Key Skills/Experience: 

• Degree in mechanical or building-services engineering.
• Registration with ETEK (Cyprus Scientific and Technical Chamber) or eligibility to register, or equivalent professional registration.
• At least eight years’ experience in mechanical building services, of which at least three in testing, commissioning, or completion of large public, commercial or transport buildings.
• Working knowledge of HVAC, plumbing and drainage, fire suppression, pumping systems and BMS/SCADA commissioning, and of reading commissioning records against design intent.
• Familiarity with ITP, method-statement, and commissioning-record review and with NCR and snagging classification.
• Ability to write clear, evidence-based findings and to present them to contractors and management.
• Professional working proficiency in English; full driving licence.
• Experience of integrated systems testing, cause-and-effect verification or smoke-control commissioning is desirable.
• Familiarity with FIDIC or comparable contract forms and with independent certifier arrangements will be considered a plus.
• Fluency in English is essential, with knowledge of Greek considered an advantage.
