About the RoleSNEMA LTD is scaling its real-estate development portfolio and requires a seasoned accounting professional who can take full ownership of the finance function. This is a hands-on role with end-to-end accountability for daily bookkeeping, statutory compliance, reporting, and financial controls. We expect precision, speed, and proactive orchestration of all accounting workflows.&nbsp;Key ResponsibilitiesCore Accounting &amp; Bookkeeping-Maintain accurate, real-time bookkeeping across all entities, projects, and cost centres.-Process supplier invoices, payments, receipts, and reconcile all bank accounts.-Manage payroll entries, statutory deductions, and social insurance submissions.-Oversee fixed-asset registers and project-based accounting for developments.&nbsp;Invoicing &amp; Revenue Operations-Prepare and issue sales invoices, credit notes, and customer statements.-Track receivables and enforce collection timelines with zero slippage.-Coordinate with project managers and management to ensure accurate milestone billing.&nbsp;Expense Control &amp; Financial Oversight-Monitor and classify all expenses with strict adherence to internal controls.-Prepare quarterly management accounts, P&amp;L, balance sheet, and cash-flow reports.-Flag financial risks, cost deviations, and cash-flow pressures ahead of time.&nbsp;Compliance &amp; Regulatory Reporting-Handle VAT submissions (including quarterly filings, reconciliations, and audits).-Support annual audits by preparing schedules, documentation, and auditor queries.-Ensure all statutory filings are completed accurately and on time.&nbsp;Process &amp; System Optimization-Streamline accounting workflows and implement stronger controls where needed.-Drive adoption of better processes to support operational scale and investor reporting.&nbsp;Required Qualifications &amp; Experience-3–5+ years of hands-on accounting experience, ideally in construction, real estate, or related industries.-Professional accounting certifications (LCCI Higher-Strong command of VAT rules, Cyprus tax framework, and compliance obligations.-Proven track record managing complete accounting cycles independently.-Proficiency with accounting software (e.g., Axle, Intelisoft, or similar).-VERY Strong Excel competency and comfort.&nbsp;Key Competencies-High accountability and ownership mentality.-Meticulous attention to detail with zero-defect standards.-Strong communication skills and ability to collaborate with multiple stakeholders.-Ability to prioritise, anticipate needs, and execute without supervision.-Confidentiality, integrity, and a disciplined approach to financial governance.&nbsp;What We Offer-Competitive salary aligned with experience.-Flexible working hours, medical insurance and 25days annual leave.-Stable, long-term role in a fast-growing and reputable property development company.-Direct interaction with senior management and involvement in strategic financial planning.-Opportunity to build and refine best-in-class finance processes within a scaling organisation.&nbsp;&nbsp;ACA/ACCA in progress or completed will be considered a plus but not necessary.&nbsp;If you are interested please send your CV to <a href="mailto:s.neofytou@snema.com.cy">s.neofytou@snema.com.cy</a>
