Job Description

Delfi Partners & Co. is a real estate advisory and asset management firm operating across Cyprus and Greece. We work on both sides of the table: advising owners, lenders and institutions on complex real estate situations, and participating in selected real estate projects ourselves, on a deal-by-deal basis, across hospitality, residential, office and alternative asset classes. We are hiring a Senior Analyst to support our advisory mandates and the projects we take part in ourselves. The work spans underwriting, analytics and valuation, and shifts with what is live at the time. 

Responsibilities: 

• Underwrite acquisitions across hospitality, residential and commercial assets in Greece and Cyprus, including development and repositioning cases — building cash-flow models, waterfalls and returns analysis at asset and investor level.
• Coordinate due diligence workstreams alongside legal, technical and tax advisers, and maintain issue logs through to closing.
• Prepare investment memoranda, teasers and investor materials.
• Build and maintain market datasets covering transactions, rents, yields, tourism and short-term rental performance, develop reusable analytical tools and dashboards, and prepare publications and recurring market outputs to a publishable standard.
• Prepare and review valuations across the main approaches for both internal and external clients, with clear evidence and assumption trails.
• Support asset management of live projects: budgets, business-plan tracking, variance analysis and reporting.
• Contribute to business development, pitch materials and internal process improvement.
• Perform any other relevant tasks as assigned by the management. 

Requirements:  

Essential: 

• 3–5 years' experience in real estate advisory, valuation, investment, corporate finance or a comparable analytical role.
• Strong financial modelling skills in Excel, built from first principles rather than from templates.
• A sound grasp of how real estate investments and developments are appraised and financed.
• Fluent Greek and English. Greek is the working language in both our markets; English is the language of our investor and institutional material.
• Clear, concise business writing and the ability to build a coherent deck.
• The judgement and presence to deal directly with advisers, counterparties and clients.
• Willingness to travel periodically between Cyprus and Greece. 

Desirable: 

• Degree in finance, economics, real estate, engineering, or a related discipline.
• Experience in hospitality, short-term rental or operating real estate.
• Familiarity with valuation practice in either market, or progress towards RICS or CFA.
• Exposure to NPL, REO or distressed and auction-driven processes.
