Urbanica Hospitality Management operates a growing portfolio of ~150 short-term rental units across Larnaka (Cyprus) and Athens (Greece). Our properties range from single-unit penthouses and beach houses to multi-unit aparthotels including Quality Lodge, Maestro St Lazar, Larnaca Bay Suites, Maestro City, Georgiana Suites, and Leochares Lifestyle Apartments.
We combine hospitality expertise with modern revenue technology — PriceLabs, Beds24, AI-driven analytics — to deliver superior performance for property owners and exceptional stays for guests. We are also the exclusive distributor of HostBuddy.ai for Greece and Cyprus.
The role
We are hiring a Revenue Manager to lead pricing, distribution, and yield strategy across the entire portfolio. This is a hands-on, data-driven role reporting directly to the Managing Director. You will own the daily commercial performance of our 150 units across two countries, combining strategic thinking with operational discipline.
This role exists because the portfolio has reached a scale where active revenue management is a step-change opportunity. Multi-unit buildings need rate fences, length-of-stay strategies, and unit-type optimisation. Athens needs its own market strategy distinct from Cyprus. Distribution complexity across Booking.com, Airbnb, Vrbo, Expedia, and direct channels requires governance to protect ADR and direct-booking margin.
Key responsibilities
Daily
• Morning pickup and pace review — portfolio-level by property and unit type• Comp-set scan via PriceLabs neighborhood data plus manual checks on top competitors• PriceLabs operation: Min/Base/Max prices, customisations (orphan, last-minute, day-of-week, occupancy-based), seasonal profiles• OTA actions: Booking.com Genius / Preferred Partner promos, Airbnb Smart Pricing overrides, Vrbo Boost, Expedia member rates• Min-stay and restriction management; orphan-night protection
Weekly
• Full pricing audit per property using PriceLabs portfolio analytics• Channel mix review — keep no single channel above 70% of revenue• 30/60/90-day pace forecasts; flag risk dates; coordinate with marketing• Direct-booking strategy: parity checks, exclusive offers, returning-guest activations• Submit weekly commercial commentary to the Managing Director
Monthly and quarterly
• Budget vs actual per property; flag variances• Owner reporting input for monthly statements• Listing-quality coordination with the Operations team• Group and corporate request pricing• Quarterly comp-set refresh and annual budget builds
What we are looking for
Must-have
• 3+ years in revenue management or a commercial role in hospitality (hotels, branded short-term rentals, or property management at scale)• Hands-on PriceLabs experience — Min/Base/Max, customisations, seasonal profiles, portfolio analytics• Multi-property and multi-channel distribution experience: Booking.com extranet, Airbnb host dashboard, Vrbo, Expedia Partner Central• Strong analytical skills — advanced Excel / Google Sheets, comfort with dashboards• Fluent English; independent operator who owns outcomes without daily supervision
Nice-to-have
• Beds24 (PMS) experience• Working knowledge of Larnaka and/or Athens STR markets• Both single-unit and multi-unit (aparthotel-style) experience• Greek language• Comfort with AI tools and modern reporting workflows
