Job Description

We are looking for an experienced Construction Project Manager to join our team and represent the interests of the Developer throughout the construction process

 

The Construction Project Manager will be responsible for overseeing construction projects from the beginning of construction through to completion and handover.

The ideal candidate will be an experienced construction professional who understands how Main Contractors operate and is confident managing difficult situations, protecting the client's position and ensuring that contractual and technical requirements are properly followed.

 

Key Responsibilities

1. Construction Management

  • Take overall responsibility for the day-to-day management and coordination of construction projects on behalf of the Developer.
  • Regularly visit construction sites and monitor progress.
  • Coordinate the Main Contractor, subcontractors, architects, engineers and other consultants.
  • Monitor construction activities against the approved drawings, specifications and project programme.
  • Ensure that works are progressing according to the agreed schedule.
  • Identify potential problems, delays and risks at an early stage and recommend solutions.
  • Ensure that project milestones are achieved.

 

2. Main Contractor Management

  • Act as the primary representative of the Developer in dealings with the Main Contractor.
  • Monitor the Main Contractor's performance and compliance with the construction contract.
  • Ensure the Contractor fulfils its contractual obligations.
  • Review and challenge contractor requests, claims and proposed additional works where appropriate.
  • Monitor contractor performance, resources, manpower and programme.
  • Ensure that instructions and agreements are properly documented.
  • Maintain a professional but firm relationship with the Main Contractor.
  • Protect the Developer against unnecessary costs, delays and contractual risks.

 

3. Contract & Commercial Management

The successful candidate must have a strong understanding of construction contracts and the commercial aspects of construction projects.

Responsibilities include:

  • Review and monitor construction contracts and contractual obligations.
  • Review contractor payment applications and progress claims.
  • Monitor variations and additional works.
  • Assess whether proposed variations are genuinely additional works or already included within the contract.
  • Review contractor claims for additional costs.
  • Monitor Extension of Time requests and delay claims.
  • Maintain proper records and documentation relating to contractual matters.
  • Identify potential disputes before they escalate.
  • Work with the Developer's legal and professional advisors when required.
  • Ensure that all important instructions, approvals, changes and agreements are properly documented.

 

A strong understanding of Cyprus construction law, regulations and contractual practices is highly desirable.

4. Programme & Delay Management

  • Review and monitor the Main Contractor's construction programme.
  • Track critical milestones and key project dates.
  • Identify delays and determine their causes.
  • Challenge unjustified delays and Extension of Time claims.
  • Work with the Contractor to establish recovery programmes where necessary.
  • Report potential delays and their financial consequences to management.
  • Ensure that agreed corrective actions are implemented.

 

5. Quality Control

  • Monitor the quality of construction works.
  • Ensure works comply with approved drawings, specifications and agreed standards.
  • Coordinate with architects and engineers regarding inspections and technical issues.
  • Identify defective or unacceptable works.
  • Ensure defects are properly recorded and rectified.
  • Monitor materials and workmanship.
  • Ensure that the Developer receives the quality of construction that has been contracted and paid for.

 

6. Cost Control

  • Monitor the overall construction budget.
  • Review contractor valuations and payment applications.
  • Monitor variations, additional works and potential cost increases.
  • Identify unnecessary or avoidable costs.
  • Assist management in evaluating cost implications of design or construction changes.
  • Maintain an accurate overview of committed and expected project costs.
  • Provide early warning of potential budget overruns.

 

7. Project Meetings & Coordination

  • Organise and attend regular site and project meetings.
  • Coordinate communication between the Developer, Main Contractor, architects, engineers and consultants.
  • Prepare or review meeting minutes and action lists.
  • Follow up on outstanding actions and ensure responsibilities are clearly assigned.
  • Escalate important issues to management when necessary.

 

8. Health & Safety

  • Monitor the Main Contractor's compliance with applicable health and safety requirements.
  • Ensure that the Contractor maintains appropriate site safety procedures and documentation.
  • Immediately report significant safety concerns to management.
  • Coordinate with the relevant health and safety professionals where required.

The Construction Project Manager will not replace the Contractor's statutory health and safety responsibilities but will monitor compliance from the Developer's perspective.

 

9. Documentation & Reporting

Maintain clear and organised project records, including:

  • Construction programmes
  • Site reports
  • Meeting minutes
  • Contractor correspondence
  • Instructions
  • Variations
  • Payment applications
  • Contractor claims
  • Extension of Time requests
  • Inspection records
  • Defect lists
  • Approvals
  • Drawings and revisions
  • Project photographs
  • Important contractual and technical documentation

Provide regular reports to the Developer/Management covering:

  • Current project status
  • Progress against programme
  • Budget and costs
  • Quality
  • Contractor performance
  • Delays
  • Risks
  • Variations
  • Claims
  • Issues requiring management decisions

 

Candidate Requirements

Essential

  • Degree in Civil Engineering, Construction Engineering, Building Engineering or a related discipline.
  • Significant professional experience in construction project management.
  • Proven experience managing construction projects from the client's/developer's side or in a senior construction management position.
  • Strong practical knowledge of construction methods and processes.
  • Strong experience managing Main Contractors and subcontractors.
  • Good understanding of construction contracts and contractual procedures.
  • Experience with construction programmes, budgets, variations and payment applications.
  • Strong ability to identify and manage construction risks.
  • Excellent negotiation and communication skills.
  • Strong organisational and problem-solving abilities.
  • Ability to work independently and make professional recommendations.
  • Excellent English.
  • Valid driving licence.

 

Highly Desirable

  • Previous experience working for a property developer or on the client's side.
  • Professional experience in Cyprus.
  • Good knowledge of Cyprus construction legislation, regulations and contractual practices.
  • ETEK membership or eligibility for ETEK registration.
  • Experience with residential developments.
  • Experience managing Main Contractors under fixed-price or similar construction contracts.
  • Experience dealing with contractor claims, variations and Extension of Time requests.
  • Experience with Quantity Surveyors and cost control.
  • Greek language.
