MEP Project Manager – Larnaca
Job Description
POSITION OVERVIEW
DOUMMAR MEP Contractors (D-MEP) has recently been awarded new contracts in Cyprus and is recruiting a Project Manager, based in Larnaca, to lead their delivery. You will take full responsibility for the complete MEP (Mechanical, Electrical and Plumbing) scope of a premium development, from mobilisation through installation, testing, commissioning and handover. This covers:
- HVAC
- Plumbing and drainage
- Firefighting
- Power generation and MV/LV distribution, lighting and small power
- Low current systems (fire alarm, public address, intercom, access control, CCTV and BMS)
These are large, complex projects. D-MEP self-performs all of its works through its own in-house teams. You will lead a site team headed by a Mechanical Lead Engineer and an Electrical Lead Engineer and be D-MEP's senior representative on site, reporting to the Group COO. You are accountable for the project's programme, quality, safety and, above all, its commercial and cash flow performance.
Starting compensation: EUR 78,000 annually.
WORKING CONDITIONS
- Full-time 2 to 3-year contract, site-based in Larnaca, Cyprus
- Applicants must already hold the right to live and work in Cyprus (EU citizenship or a valid Cyprus residence and work permit). No visa sponsorship or relocation is offered
- Company vehicle transportation
- 21 calendar days of annual leave
- Contract renewal at project completion, subject to satisfactory performance and the availability of a suitable assignment
KEY RESPONSIBILITIES
Cash Flow and Commercial Management
Cash flow is the first measure of this role's success. The Project Manager owns the project's cash position from mobilisation to final account.
- Build and update the monthly project cash flow forecast, and keep the project cash-positive throughout its life
- Drive the full payment cycle: timely monthly payment applications, certification by the engineer, and collection from the client
- Track and recover advance payments, retentions and outstanding receivables, and escalate overdue payments early
- Plan procurement, material deliveries and labour deployment around expected cash inflows
- Identify, document, price and negotiate variations and claims, and secure their certification and payment
- Monitor costs against budget, forecast cost and margin at completion, and act early on deviations
- Report the project's cash, cost and margin position to management every month
Project Delivery
- Lead the complete MEP scope of the project, from mobilisation to final handover
- Build, maintain and report against the project programme
- Coordinate the mechanical and electrical packages with each other, and with the main contractor and other trades
- Ensure works comply with project specifications, EU standards and Cyprus regulations
Engineering, Submittals and Procurement
- Oversee the preparation and approval of shop drawings, material submittals and method statements
- Plan procurement around long-lead items and international shipping lead times
- Coordinate with the client, consultants and the engineer on technical queries and approvals
Site and Team Leadership
- Direct the Mechanical and Electrical Lead Engineers and, through them, the in-house site engineers, supervisors, foremen and direct labour force
- Approve the selection of suppliers and manufacturers recommended by the Lead Engineers, and manage key supplier relationships
- Enforce health and safety procedures on site
- Coordinate with Cyprus authorities for permits and approvals
Quality, Testing and Commissioning
- Implement quality control and inspection procedures
- Plan and manage the testing and commissioning of all systems, including firefighting and low current systems and their approval by the relevant authorities, and the handover documentation
- Close out snags and defects to the client's acceptance
REQUIREMENTS
Must-Have
- Bachelor's degree in Mechanical or Electrical Engineering
- Minimum 10 years of professional experience. Your current or most recent employer must be an MEP contractor, and you must have spent at least 5 of the last 7 years with MEP contractors. Candidates who began with consultants or design offices are welcome, provided they have since moved into MEP contracting. Candidates currently or recently on the consultant, client or PMC side will not be considered
- Delivery of at least one complete MEP package, including firefighting and low current systems, on a large-scale building as the contractor's Project Manager, from mobilisation through testing, commissioning and handover
- Demonstrated leadership of large in-house site teams, including direct labour
- Proven ownership of project cash flow and commercial performance: forecasting, payment applications and collection, cost control, variations and claims
- Working knowledge of FIDIC or similar international contract forms
- The right to live and work in Cyprus
Preferred
- Experience on premium developments such as bank headquarters, hospitals, hotels, shopping malls, airports or large residential compounds
- Experience on projects in Cyprus or elsewhere in the EU, and familiarity with Cyprus authority approvals
